It's both. It's a Hilton Grand Vacations property. You can book it like a normal hotel, but the service model (housekeeping on request) leans towards timeshare.

Yes, and it's a steal. Self-parking is ~$40/day at a partner garage (9 W 57th St), which is about half the normal rate for this neighborhood.
Is breakfast included?
No. There is a grab-and-go option and the attached restaurant Acadia, but expect to pay NYC prices ($20+ for eggs).
How bad is the noise?
On lower floors facing the street, it's bad. This is a major crosstown artery. High floors are much better.
Can I use the owners' lounge?
Generally no. The owners' lounge is reserved for HGV members, though some booking packages might include access.
Is the location good for tourists?
It's perfect. You are two blocks from Central Park, steps from Carnegie Hall, and a short walk to MoMA and 5th Avenue shopping.
