Roomer

South Bank

Book this if You want a hyper-private, residential-style luxury compound where you can dock your boat, kiteboard from your backyard, and avoid the 'seen-and-be-seen' crowds of Grace Bay.

Why People Love It

  • The man-made swimming lagoon is a game-changer—calm, wind-protected water perfect for kids and lazy paddling
  • Villas feel like private homes with high-end Bosch kitchens and massive outdoor living spaces
  • Direct access to Long Bay Beach, the kiteboarding capital of the Caribbean

Quick Take: It's a stunning, isolated billionaire's playground that's currently sharing its paradise with a major construction site.

Reviewed by @This_mama_needs_a_vacayI stayed in this boathouse at South Bank and honestly, I never wanted to leave. The rooftop BBQ dinners watching the yachts go by were a highlight. It feels like having your own private resort. Perfect for a luxe group trip.

Guest Who Stayed Here Said

The hype

Reviewers are obsessed with the design and the lagoon, calling it a 'private sanctuary,' but many note the service doesn't yet match the astronomical price tag.

Reality check

The 'buggy service' to get around the sprawling property can take 20+ minutes, leading many guests to just drive their own rental cars to breakfast.

  • You are a kiteboarder (world-class wind steps away)
  • You have a boat or want to charter one (direct marina access)
  • You prefer a private villa experience over a traditional hotel lobby vibe

Cleanliness & Maintenance

9
  • Housekeeping: Generally good, but reports of missed services or awkward timing (cleaning during nap times) exist.
  • Bathroom hygiene: Immaculate. High-end finishes (Bosch/Kohler) mean everything feels brand new and spotless.
  • Maintenance: Excellent condition (it's brand new), though construction dust on balconies can be a daily battle.
  • Linens & towels: Premium quality, plush and new. No wear and tear yet.
  • Odors & scents: Fresh ocean air, no mustiness (yet).

Before you book

Good to know

  • Rent a car. Seriously. Taxis to Grace Bay can run $40-60+ each way.
  • The 'beach' at the lagoon is man-made and perfect for toddlers; the real ocean beach (Long Bay) is shallow but can be choppy/weedy.
  • Breakfast is often included and is high-quality, but budget 90 minutes for it.

What to pack

  • Heavy-duty bug spray (DEET free doesn't cut it here)
  • Rash guard or shorty wetsuit if you plan to kiteboard
  • Water shoes (Long Bay beach can have conch shells and urchins)

Best picks

  • Lagoon Villas: Best for families, direct access to the calm water, and generally shielded from the worst of the wind.
  • Boathouses: surprisingly quiet and offer cool rooftop decks with marina views; often further from the construction zone.

Rooms to avoid

  • Ocean Estate Villas closest to the 'Arc' site (ask specifically for a unit furthest from the construction)
  • Any unit described as 'beachfront' without verifying its distance from the active work zone

I am booking a stay and am aware of the Arc construction. Please assign me a unit as far physically possible from the active construction site to minimize noise. I prefer a Lagoon Villa if it offers better sound insulation from the work zone.

FAQ & Hidden tips

Everything you actually want to know before you book.

Is the construction really that bad?

It's significant. The 'Arc' is a 6-story tower. While the heavy structural work is mostly done, interior finishing and site work create noise. If you plan to be out kiteboarding all day, it's fine. If you want to nap by your private pool at 11 AM, it might annoy you.

Can I swim in the ocean there?

Yes, but it's very shallow (knee-to-waist deep for a long way out) and popular with kiteboarders. For swimming laps, use the lagoon or the pools.

Is it suitable for kids?

Yes, actually. The man-made lagoon is incredibly safe, no waves, and shallow. Plus, the villas have kitchens and laundry, which is a lifesaver for families.

How far is the grocery store?

Graceway Gourmet is about a 10-15 minute drive. Since you have a full kitchen, stocking up on day one is a pro move.

Is there a shuttle to Grace Bay?

No scheduled shuttle. They can call a taxi, but having your own car is the only way to feel free here.

Are the mosquitoes really that bad?

Yes. Long Bay is 'bushier' and less breezy at ground level than Grace Bay. Dusk is prime feeding time. Keep your villa doors closed.

Insider Tips

  • The 'Boathouses' have rooftop decks that are the best spot for sunset drinks—better than the bar.

  • You can take a kayak from the lagoon directly out to the marina if you're adventurous.

  • Ask the boat concierge to set you up with a charter; they can pick you up literally at your doorstep.

5 things to know before you go

  • 💡The 'Beach' isn't the Caribbean postcard you expect: Long Bay is for sport (kiting), not necessarily for swimming (seaweed, shallow). The Lagoon is the real swimming spot.

  • 💡The 'Buggy Service' is a myth: It exists, but it's so slow you'll end up walking or driving yourself.

  • 💡It's windy: This is the kiteboarding side of the island. Expect a constant breeze (or gale) which is great for cooling off but bad for elaborate hairdos.

  • 💡The isolation is real: You are at the end of a long road. There is no 'popping out' for a quick coffee.

  • 💡Housekeeping can be hit-or-miss: Reports of skipped days or late turndown service are common enough to be a pattern.
