Silent Waters Villa

$2,500-7,800+ (Entire Estate)/ night

Book this if You want a private, staffed kingdom for 18 people that feels like a Bond villain's lair, not a hotel.

Why People Love It

  • The 80-foot infinity pool is genuinely world-class
  • A dedicated staff of 14 (including chef and butler) caters to every whim
  • Complete seclusion on 16.5 acres with zero neighbors in sight

Quick Take: This is a spectacular private estate in the hills near Montego Bay, NOT a beach resort in Negril (it is 90 minutes away).

Reviewed by @jessicatakesflightI’ve never felt more relaxed than floating in this infinity pool. The stepping stones are perfect for photos, and dining with that ocean backdrop made every meal feel special. It’s the ultimate private escape in Negril.

Guest Who Stayed Here Said

The hype

Reviewers universally praise the staff (especially the chef) and the breathtaking views, often calling it the best vacation of their lives.

Reality check

The drive to the beach or town is longer than expected, and the 'open-air' concept means you are sharing your shower with nature.

  • You are planning a multi-generational family reunion or wedding
  • You value privacy and security over walkability
  • You want a 'set it and forget it' vacation where staff handles all logistics

Cleanliness & Maintenance

9
  • Housekeeping: Impeccable. Twice-daily service (morning clean + turndown). Guests report 'superb' attention to detail.
  • Bathroom hygiene: Sparkling stone and marble. Outdoor showers are cleaned well, but nature (leaves/bugs) can intrude quickly.
  • Maintenance: Excellent. The property is 25+ years old but maintained obsessively. No reports of peeling paint or broken fixtures.
  • Linens & towels: High-thread-count luxury linens and plush pool towels. Laundry service is included and fast.
  • Odors & scents: Fresh mountain air and flowers. No musty smells reported, thanks to the open-air design.

  • Cash for staff gratuities (USD is accepted)
  • Bluetooth speaker (though the pavilion has a sound system, it can be finicky)

Room Genie

Best picks

  • Owner's Villa: The crown jewel with its own private infinity pool, lily pond moat, and total seclusion.
  • Guest Suite 3: Single level (no stairs), great for those with mobility issues, features a king bed.

Rooms to avoid

  • Lower levels of Suites 1, 2, 4, & 5 if privacy is key: They share a bathroom with the upper level unit, making them best for kids or close family only.

We are a group of [X]. Please assign the Owner's Villa to the primary couple and ensure the lower-level sofa bed units are only used for children, as we prefer not to share bathrooms between adults.

FAQ & Hidden tips

Everything you actually want to know before you book.

Is this actually in Negril?

No. It is in Great River Private, about 4.6 miles west of Montego Bay. Negril is a 1.5-hour drive west.

Is it all-inclusive?

Not automatically. You must purchase a meal plan (~$120/adult/day) or pay for groceries + a service fee. Alcohol is billed separately.

Can I rent just one room?

Rarely. It is almost exclusively rented as a full estate buyout (5-8 bedrooms) for one group at a time.

Is there a beach on site?

No. You are on a mountain. You have a driver to take you to the Tryall Club beach (15 mins) or Doctor's Cave Beach (20 mins).

Is it kid-friendly?

Yes, they have cribs, high chairs, and a new 'kids bedroom,' but the infinity pool has a drop-off, so supervision is mandatory.

How is the WiFi?

Decent in the main pavilion and suites, but spotty in the gardens and tennis court.

Insider Tips

  • Ask the chef to prepare 'Oxtail and Beans'—reviews consistently mention it as the best meal of the trip.

  • The 'Owner's Villa' has a private entrance and helipad access if you want to make a dramatic entrance.

  • Use the included driver for dinner at the 'Houseboat Grill' in Montego Bay for a change of scenery.

5 things to know before you go

  • 💡The 'fog' effect: In the early morning, mist drifts down the Great River valley below, creating a surreal view from the pool.

  • 💡The helipad isn't just for show; you can actually charter a chopper transfer from Montego Bay airport to skip the traffic.

  • 💡The piano is a Yamaha Disklavier that can play itself—spooky or cool, depending on your vibe.

  • 💡The entrance gates are black and gold wrought iron imported from Thailand, setting a very specific 'Asian-Caribbean' tone.

  • 💡You will likely never see the housekeeping staff; they are ninjas who clean when you are at the pool.
